Honest first: is a cash sale even right for you?

  1. Tell us about the property

    Postcode, type, rough value, any mortgage, condition, and why you are selling. Two minutes. Nothing is a commitment.

  2. The buyer calls you

    Usually within one working day. They ask a few questions, give an indicative figure, and, if you want to go on, arrange a valuation visit at a time that suits you.

  3. Formal offer, then completion on your date

    A written offer, solicitors instructed (the buyer usually pays yours), exchange and completion in 7 to 28 days, or later if you need it. You can stop at any point before exchange.

Offers that drop before exchange

The oldest trick: a high offer to get you off the market, then a "survey issue" and a lower figure a week before exchange, when you have nowhere else to go. Genuine buyers put the offer in writing and stick to it barring real discoveries.

Tie-in agreements and fees

You should never sign an option agreement, an exclusivity contract or pay a "valuation fee" to get an offer. If a form appears before the offer, stop.

No proof of funds

A cash buyer has cash. Ask for proof of funds and a solicitor's confirmation before you instruct anyone. Our buyers provide it as standard, and are NAPB members signed up to a redress scheme.

Questions people ask before they fill in the form

Do you buy houses?

No. We are not a buyer and we never make offers. We introduce you to a vetted, independent cash buyer who assesses the property and makes their offer to you directly. That distinction matters: it means we have no interest in talking your price down.

What will a cash buyer pay?

Typically 75% to 85% of what the property would fetch on the open market. That is the price of certainty and speed: no chain, no mortgage, no fall-throughs, completion in weeks, and no estate agent or legal fees for you. Is it free?

Yes. You pay us nothing and you pay the buyer nothing. The buyer pays us an introduction fee and normally covers your legal costs too. If anyone ever asks you for a fee to receive an offer, walk away.

How fast is fast?

A funded cash buyer can complete in 7 days if the legal side is simple, and 2 to 4 weeks is normal. You choose the completion date within reason, so if you need to stay a couple of months, say so.

What if I change my mind?

Nothing is binding until you exchange contracts, and a genuine buyer will not ask you to sign any agreement before then. You can stop at any point. We also tell you honestly when a cash sale is not the right answer for you; sometimes an auction, a bridging loan or simply talking to your lender is better.
